HIGHLIGHTS


1. Guests can check-in 24/7. No need to have staff for keys exchange.

2. Provide access log. We can monitor when cleaning staff enter and exit the apartment.

  • 3. Allows direct guest code extensions for late checkouts, code removals for cancellations, and additional updates for security management.

4. No lost keys.

5. Autolock. Guest or staff won't forget to lock the door when they leave.

Price and requirements

Smart lock system require:

  • Lock 
  • Wifi connect bridge
  • Keypad (optional), apartment can be unlocked with the phone or key.


August is one of the systems supports AirBNB integration:

Smart Keypad $59 (AED 220, optional)

TOTAL AED 1,500 per apartment.


Installation of Smart locks in 100 apartments will require AED 150,000 investment.

Bath and linen supplies

We will save time and give more comfort and privacy to our guests using self check-in and Smart Locks. After the payment guest will automatically receive code for the door. Code will be active only during period of stay. 

Guest won't be able to open the door before check-in time and after check-out. 


Minimum supply for every apartment would be:

1. Set of towels (Bath + hand + face)

2. Set of bed linen

3. Soap, shampoo, dental kit.

4. Bathslipper, bathrobe (optional)

5. Hairdryer, dry iron (optional)


Upon request we need to provide:

Baby Crib (AED 500 x 4)

High Chair (AED 100 x 4)


Price:

With minimum of 4 towels of each type, 2 sets of bed linen, 1 hairdryer and dry iron 100 apartments will require not less then AED 45,350

STAFF

We will try to get as many properties as possible in same areas and buildings. Cleaning apartments of similar layout in same building will significantly increase the quality and speed of the cleaning.


Cleaning is paid separately after the booking and can be a good source of additional income.

Manager / Admin - 1

Managing team, monitoring and correcting prices for the apartments.

Maids - 6

Team of 6 maids can clean up to 25 apartments per day.

If required more it can be outsourced. 

Photographer - 1

Cheaper to have in-house photographer. Can also add and manage listings on AIRBNB.

Driver - 1

AED 2,500

Drives Van. Needed for maids and wet towels.

Other supplies paid by Landlord

We will develop the price list of supplies for every apartment (cultery, glasses, cups, electronics like router or kettle, etc). 

If something is missing Landlord will be required to buy new.

Pricing Management Services

Most of the holiday rental companies ask from 15 to 25% from profits.

We will start from 20% and reach 30% by the end of first year. 

We provide highest level of service and highest occupancy rates at a higher cost.

Business Travel Ready

There is an option you can select on AIRBNB "Travel for work". It's not that difficult to get approved as a business travel ready home but it's ignored by many hosts.


Overall there are thousands of apartments in Dubai while only 102 marked as suitable for business travelers.

Listings under the For work trips filter must be classified as an entire home and meet several quality standards in order to be included.

The space

We’ve limited the work collection to types of listings we think business travelers will love. Eligible property types are as follows: house, apartment, bungalow, cabin, chalet, townhouse, villa, guesthouse, loft, condo, hotel, or bed and breakfast.


Reviews and response rate

Listings must maintain a 4.8 overall rating or higher in the past 365 days, with 5 or more reviews.

Hosts of listings that are good for work trips also must have responded to 90% of booking requests within 24 hours over the last year.

The listing must also have the following amenities:

  • Essentials (this includes toilet paper, soap, towels, linens, and pillows)
  • Self check-in (a key lockbox, keypad, smartlock, or by getting the key or access from a doorperson or front desk attendant)

  • Laptop-friendly workspace

Pay rent with 

Credit Card

Payments can be accepted through the mobile app. Two months cheque provided as a security deposit.


Landlord receives payments monthly directly to the account or full amount in end of the year.

Instant booking and instant access to the property

One of the issues of AIRBNB that you have to book property in advance. You need to personally meet someone to open the door.


Here everything is instant. You open the app. See all the available apartments around you. Select unit you like, click on book ad instantly receive the passcode from the front door.


Second option is a payment management for long term rent. Check when the next payment due or pay in advance. 


Third option is booking the services: cleaning, linen change, maintenance.
